H20 Air BnB

The Hanover Warehouse was one of the few remaining warehouses in the Dublin Docklands. The Docklands area has been redeveloped as a financial and office area and has become home to many international technology companies, however, most are housed in new office buildings. Airbnb is an online community marketplace that connects people looking to rent their homes with people who are looking for accommodation. KMCS provided Project and Cost Management Services for the 4,500sqm office Fit Out of Airbnb’s International HQ in Dublin at Hanover Quay, providing open plan ‘belong anywhere’ workspace for 400 people across 3 floors in 23 weeks. 6-8 Hanover Quay is formed by three 2 storey gabled warehouses, with the gables overlooking Hanover Quay and Green Street. The interior structure had to be entirely rebuilt within the existing warehouse façade, including lowering the ground floor slab. The new building also includes an additional storey which is set back from Hanover Quay street line. The warehouses were then opened up to one another becoming one building. The design was organized around a large central roof lit atrium. The construction works commenced with the restoration of the warehouse by the landlord; a building is known for its valuable past in the area, as it was historically used as a storage for trawlers and more recently, until 1980, as a Raleigh bicycle factory and printing works. Inspired by the history of the building, oak features heavily within the fit-out works to retain the industrial feel, whilst creating a warm inviting place for people to make their own. A mix of traditional task seating, informal lounge seating and standing spaces are used to create modern ‘team neighbourhoods’ to allow people to have the ability to work anywhere. The ‘all hands’ presentation area with tiered seating provides a place for the staff to sit, gather and view with the surrounding boardwalk and connecting internal staircases, assisting circulation across all floors.
